What are we doing?
A planning stage has commenced to ready the Bellfield site for residential development. As part of this process, Amendment C153 has been included in the Banyule Planning Scheme (appendices to Amendment C153 can also be viewed in the document library).
Planning Scheme Amendment C153 plans to:
- Rezone 96, 98 and 100 Oriel Road from Public Use Zone (PUZ6) and General Residential Zone (GRZ1) to Residential Growth Zone (RGZ2).
The rezone will allow a developer to build different housing types on the land, including medium density and apartments, with heights of 1-5 storeys. This is in alignment with the Bellfield Urban Design Guidelines (UDG).
- Include a Development Plan Overlay Schedule 8 (DPO8) on 96-100 Oriel Road and 232 Banksia Street.
The Development Plan Overlay will allow the implementation of the Bellfield UDG.
- Remove a Restrictive Covenant from land at 98 Oriel Road.
The Restrictive Covenant currently restricts the land for use by an Australian Disability Employment Enterprise only (formerly known as a Sheltered Workshop).
The amendment will reflect the associated changes with the amendment.
